Diagnosing and Repairing Attic HVAC System Leaks in Las Vegas

At Fast Affordable Air, we recently tackled a cooling issue in a Las Vegas home caused by duct leakage and refrigerant inefficiency. Our inspection began in the attic where the air handler system and ducts are housed. Using a flashlight, we quickly noticed visible moisture buildup and sweating on the plenum surface. This is often a telltale sign of poor insulation or air leaks pulling in humid attic air.

Step 1: Attic Duct and Plenum Inspection

Our technicians found water droplets forming on the duct board panel. This can happen when cold air escapes and mixes with the warm attic air. Over time, this causes mold growth, energy loss, and reduced cooling efficiency. We confirmed the duct system had multiple seams not properly sealed and was missing insulation in some areas.

Step 2: Refrigerant Pressure Testing

Next, we connected our Yellow Jacket manifold gauge set to the outdoor condenser. The low-side pressure was around 70 psi and the high-side pressure was at 250 psi. These readings suggest the refrigerant charge was not drastically low, but airflow restriction or duct leaks were likely contributing to poor performance.

Step 3: Furnace and Drainage System Inspection

Inside the attic, the furnace and condensate drain lines were inspected. All connections were secure, and the PVC condensate drain was sloped correctly and sealed with purple primer and solvent cement. No visible blockages or clogs were found in the drainage system.

Step 4: Outdoor Condenser Servicing

The outdoor condenser was accessed via the side yard. After disconnecting the power and removing the panel, we checked the electrical components and wiring. No visible signs of overheating or corrosion. The area was cleaned up, and refrigerant line access was verified for good serviceability.

Step 5: Sealing Ductwork with Mastic

We applied mastic sealant to all exposed seams and joints of the attic duct system. Mastic is a thick, sticky paste used to seal HVAC duct connections. It’s more durable than tape and adheres even in hot attic conditions. We also applied new foil-faced insulation around the plenum and ducts to minimize thermal loss.
