At Fast Affordable Air, we were called out to inspect a GREE ductless mini-split system that wasn’t cooling properly. After arriving at the Las Vegas residence, we performed a full outdoor system diagnostic. The system was visibly struggling with airflow and cooling performance, which pointed us toward issues in the outdoor condenser unit.
Step 1: Visual Inspection of the Outdoor Unit
We started by checking the outdoor condensing unit for visible signs of wear and tear. The unit was located on a tiled patio area and mounted on plastic risers to prevent water damage. From the outside, the GREE logo and casing looked intact, but closer inspection of the coil revealed uneven surface coloring and dirt accumulation.
Step 2: Condenser Coil Condition – Dirt & Damage
The condenser coil was partially blocked by dirt, and there were areas where the coil fins were bent or slightly damaged. This restricts airflow, causing the system to overheat and operate less efficiently. The dark discoloration in parts of the coil surface was a clear indication of clogging caused by environmental dust and moisture build-up over time.
Cleaning the coils is critical because the outdoor unit’s job is to release heat from the indoor environment. If the coil is blocked, it can’t perform heat exchange efficiently. Think of it like trying to breathe with a towel over your face – the system can’t exhale heat fast enough.
Step 3: Inspecting the Refrigerant Line Connections
Upon checking the refrigerant lines and valves, we discovered visible signs of oil residue around the service ports. In HVAC, this typically means a refrigerant leak. When refrigerant leaks, a small amount of compressor oil escapes with it – a visual cue we often look for.
We used our digital gauges to test the system pressure, and the readings confirmed low refrigerant levels. This matched the customer’s report of poor cooling performance inside the home.
Step 4: Tightening and Sealing the Service Valves
We depressurized the system and cleaned around the valve connections. After verifying the fittings were slightly loose, we re-tightened the flare nuts and added sealant to prevent future leaks. We also added new insulation over the exposed copper lines, which had become brittle and broken down due to sun exposure.
Step 5: Coil Cleaning
Using a non-acidic coil cleaner and a soft brush, we carefully cleaned the condenser fins. We flushed out all debris and let the unit dry before restarting it. Cleaning coils not only improves cooling but can also lower power consumption since the system doesn’t have to work as hard.
Step 6: Recharge & Final Testing
After sealing the lines and confirming there were no further leaks, we recharged the system with R-410A refrigerant based on the manufacturer specifications found on the side label. After startup, we monitored superheat and subcooling values, which returned to optimal levels. We confirmed stable cooling performance inside the home via the wall-mounted indoor unit, which was functioning normally and responding to remote commands.
