Thorough AC Cleaning and Inspection on Three Split Systems in Las Vegas

At Fast Affordable Air, we recently tackled a multi-system cooling maintenance job in Las Vegas involving three outdoor AC condensers—two 2006 Bryant units and a newer 3.5-ton Rheem system installed in 2023. These units work hard in the desert heat, so keeping them in top shape is critical for indoor comfort and energy efficiency.

Step-by-Step Procedure

1. Interior Compressor Cleaning

We started by removing the top fan and accessing the internal section of each condenser unit. The compressor is the “heart” of the air conditioner—it pumps refrigerant through the system to move heat out of the house. Using a garden hose and light water pressure, we carefully rinsed the compressor area to clear away dirt, cobwebs, and buildup. This helps reduce overheating and improves the unit’s performance.

2. Washing the Condenser Coils

The condenser coils are like the lungs of the AC. They’re responsible for releasing heat collected from inside the home. When they’re dirty, heat gets trapped, and the system has to work harder—raising energy bills. We washed all sides of each coil with steady, outward-flowing water, making sure we didn’t bend the fins. This process removes dust, leaves, and grime that block airflow.

3. Motor and Fan Blade Inspection

While the fan assembly was removed, we inspected the motor and blades. One of the units had a GE 5KCP39GF Y563S fan motor. We checked for rust, wear, or any oil leakage—especially around the bearings. Everything was intact, so we ensured the blades were balanced and reinstalled the motor assembly securely.

4. Verifying Electrical and Drain Connections

Each condenser had its disconnect box tested to ensure proper voltage. We also checked the refrigerant line insulation and secured the drain lines. On older systems like the Bryant units from 2006, wiring and insulation can deteriorate faster, so extra care is taken to prevent short circuits or leaks.

5. Clean-Up and Final Test

After reassembling the fan and motor units, we powered up the systems and confirmed proper airflow and cooling function. The customer’s home immediately felt cooler, and the systems were running quieter and more efficiently.
