In this project, our team at Fast Affordable Air was called to inspect and repair an older rooftop air conditioning system. Rooftop units are common across Las Vegas and Henderson because they save space and provide direct airflow into duct systems. Over time, however, these systems can develop rust, leaks, and reduced efficiency due to constant exposure to sun, rain, and dust.

Initial Inspection

As you can see in the pictures, the unit showed clear signs of wear. Rust and corrosion were visible on the cabinet and fan guard. The ducting around the unit had flaking sealant and paint, which is a sign that weatherproofing was wearing off. This can allow water to seep into the seams and cause air leaks. Air leaks reduce efficiency because cooled air escapes before reaching the living spaces.

Procedure

  • Structural Check: We examined the unit’s frame and found that the metal stand was showing rust. This can compromise support over time, especially with the weight of the equipment. Rust treatment and reinforcement were recommended.
  • Cabinet & Coil Cleaning: The condenser coil had debris buildup. Cleaning the coil allows better airflow across the fins, helping the system cool more efficiently. A clogged coil forces the compressor to work harder, leading to higher electricity bills.
  • Sealant Renewal: The duct connections were resealed using mastic and weatherproof coating. Mastic is a thick, paste-like material used in HVAC to permanently seal air ducts. This ensures cooled air stays inside the system and doesn’t escape into the attic or outside.
  • Electrical and Refrigerant Check: All wiring was inspected for wear. Refrigerant lines were evaluated to confirm no leaks. Proper refrigerant pressure is crucial because low refrigerant makes it harder for the system to absorb and release heat.
  • Drain Line Maintenance: The PVC drain line was flushed. Over time, algae and debris can clog these lines, leading to water backup and ceiling leaks inside the home.
