Rooftop Central Air Conditioning Inspection and Coil Cleaning Project

This project shows the work done on a Trane XL1600 rooftop central air conditioner in Las Vegas. The team at Fast Affordable Air inspected the entire system, cleaned the internal parts, and checked the airflow moving through the home. This type of air conditioner is called a package unit. A package unit is a Heating and Cooling system where all major parts sit inside one big metal box on the roof.

Opening the System for Inspection

The first step was removing the front access panel to get inside the coil area. Behind this panel is the evaporator coil. The evaporator coil is the part of the AC that gets very cold and cools the air before it goes into the home.

Inside the coil cabinet, we could see dust, debris, and bent aluminum fins. Bent fins block airflow, which makes the AC work harder. When airflow is blocked, the home does not cool as fast and the energy bill gets higher.

The team inspected the insulation inside the cabinet. This insulation helps keep the cold air inside the system so it does not leak into the attic or roof space. Some areas showed signs of aging, so small sections were cleaned and checked to make sure they were still holding up.

Coil Cleaning Work

The evaporator coil needed a detailed cleaning. A clean coil helps the AC cool much faster and keeps the system from freezing up. Dirt acts like a blanket, trapping heat and stopping the coil from absorbing warm air from the house.

To clean the coil, the technician carefully used a gentle spray to rinse the fins. High pressure is never used because the fins can bend easily. Special coil cleaner was also used to break down grease and dirt that builds up over time. This makes the coil look brighter and helps the air pass through smoothly.

Checking the Rooftop Duct Connection

In the photos, the large duct connection on the roof shows old mastic and missing sealant. This connection is important because it carries all of the cooled air into the home. If it leaks, cold air escapes onto the roof instead of going inside. That means the AC has to run longer to cool the home.

The technician inspected the seams around the duct. Some areas were resealed, and the surface was cleaned so new mastic could bond better. A tight duct system helps improve comfort in the rooms and keeps the home from having hot and cold spots.

Inspecting the Refrigerant and Drain Lines

The refrigerant lines and drain pipes were checked for rust, damage, and proper slope. Refrigerant lines carry the cold liquid and gas between the indoor coil and the outdoor condenser section inside the package unit. These lines must stay insulated so the system stays efficient.

The drain line removes water made during the cooling cycle. When warm air touches the cold coil, water drips off the fins. If the drain line is clogged, water can back up and cause leaks. The line in this system showed older insulation and some rust near the fittings. Everything was inspected to make sure the water could still flow safely away from the home.

Fan and Condenser Section Review

The outdoor side of the package unit shows the condenser coil and fan assembly. The condenser coil releases heat from inside the home. This part also needs good airflow. Dirt, leaves, and tree needles can block the fins. The technician checked the fins and panel screws and made sure nothing was blocking the fan blades.

Keeping the condenser clean helps the AC remove heat faster. When both the evaporator coil and condenser coil stay clean, the system can cool the home more efficiently and use less electricity.
