In a recent HVAC service call in Las Vegas, our team at Fast Affordable Air was called out to inspect and diagnose an older central air conditioning system. The air handler unit was located in the attic, connected to a split central cooling system with an outdoor condenser unit. We documented every step of the process, from opening the unit to identifying component wear and potential failure points.
Initial Inspection – Attic Air Handler
We first inspected the attic-mounted air handler. It was suspended by metal hanging straps and had multiple flex ducts attached—both supply and return lines. Right away, we noted significant dust buildup on the unit exterior and signs of age on the cabinet seams. The insulation around the suction line was also deteriorating, which can reduce cooling efficiency due to refrigerant line heat gain.
Opening the Unit – Internal Component Check
After safely disconnecting power, we removed the panel to access the internal components. The inside of the unit revealed some key issues:
- Evaporator Coil: The coil was mostly clean, but there was visible rust and staining beneath the drain pan. Rust in the pan indicates past drainage problems that could lead to system shutdowns if not addressed.
- Blower Motor and Housing: The motor was functional but had been shimmed using wood pieces for stability. While this is a temporary fix, it’s not ideal long term. A misaligned or unstable blower can create vibration noise and reduce air circulation.
- Wiring: Multiple wire bundles were loosely organized near the blower motor. Although connections seemed intact, we recommend using proper supports to secure and protect wiring from rubbing or damage.
Condensate Drain and Pan Condition
The metal surface beneath the coil showed clear rust buildup. This can occur when the primary drain clogs and water begins collecting in the pan. Over time, this rust can lead to water leakage, causing damage to insulation and wood in the attic. Preventive maintenance—such as clearing the drain line and applying pan treatment tablets—can help avoid overflow and corrosion.
Outdoor Condenser Review
Outside, the condenser appeared to be operational and in stable condition, protected behind a chain-link fence. While the unit still functioned, the age and wear suggested it should be evaluated for refrigerant charge and electrical performance.
Recommendations and Benefits
Based on our findings, we recommended the following actions to the homeowner:
- Replace deteriorated refrigerant insulation.
- Evaluate blower motor for proper mounting—ideally replacing wood shims with factory mounts.
- Clear the condensate line and clean the drain pan to prevent future rust or overflow.
- Secure and organize internal wiring bundles.
When these small issues are caught early, they help prevent expensive repairs down the line. A well-maintained air handler ensures better airflow, improved energy efficiency, and reliable comfort throughout the home.
