Commercial Rooftop AC Installation & Waterproof Sealing

Another successful central air conditioning project is wrapped up by Fast Affordable Air, this time on a flat rooftop in Las Vegas. The job involved installing a brand-new packaged HVAC unit and ensuring everything was sealed tight to protect against leaks and moisture—something critical on flat roofs in Southern Nevada.

Step 1: Setting the New Packaged HVAC Unit

The heart of this job was installing a new central cooling system—specifically, a high-efficiency rooftop package unit. These types of units are perfect for commercial or multi-family buildings because they combine heating and cooling components in one single cabinet placed on the roof. That saves space indoors and makes service easier in the future.

Before placing the unit, we ensured the curb adapter (the metal base that connects the AC to the building’s duct system) was securely mounted and flashed properly. Flashing is just a fancy word for sealing any joints where water could sneak in. In this project, we used thick weatherproof mastic (a rubbery sealant) around every edge to stop future roof leaks in their tracks.

Step 2: Electrical & Gas Line Hookups

Once the unit was in place, we ran the electrical conduit and connected the disconnect switch box, a safety feature that lets technicians safely shut off power for maintenance. We also installed a flexible gas line for the heating system, ensuring everything was properly routed and sealed with approved fittings. In Las Vegas, gas-fed heating is common, even with triple-digit summers, since winters can still dip into the 30s at night.

Step 3: Drainage & Condensate Lines

The system produces condensation when it’s cooling. That water has to drain away properly, or you’ll end up with roof puddles and long-term damage. We installed a PVC condensate line with a downward slope for proper drainage. All pipe entries through the roof were sealed with reinforced roofing cement and reinforced flashing boots.

One picture shows a roof penetration for the electrical line sealed with a liquid-applied flashing system. This prevents leaks and is rated for UV resistance and temperature expansion. When we say “sealed tight,” we mean it.

Step 4: Skylights, Pipes, and Roof Inspection

During the install, we also did a rooftop survey. We checked existing skylights and vent stacks for cracks, damage, or previous poor patch jobs. Several pipes were re-sealed using modern silicone-based roofing compounds, which last longer than traditional tar sealants. One photo shows vent pipes that had older deteriorated seals—we addressed those on the spot.

This is a huge value-add for property owners because leaks don’t always start where you see water inside. They often start at roof penetrations and drip down beams over time. Regular inspections during HVAC work are a smart way to prevent expensive damage later.
