This project involved inspecting and servicing both the outdoor condenser unit and the indoor attic-mounted gas furnace and evaporator coil. The entire central air conditioning system was thoroughly assessed and restored to peak performance—just in time for another hot desert season.
Project Scope & Equipment Overview
This home had a split system, which means part of the cooling system sits outside the house (the condenser), while the other part lives inside (furnace and evaporator coil in the attic). Here’s what we found and what we did:
- Outdoor Condenser: Inspected for airflow clearance, electrical safety, refrigerant pressure, and capacitor conditions.
- Indoor Gas Furnace (York Brand): Located in the attic and serving both heating and cooling functions. We checked the blower motor, burners, gas connections, and safety shut-off valves.
- Evaporator Coil: Responsible for removing heat from indoor air. The coil was checked for signs of dirt, corrosion, or refrigerant leaks.
- Ductwork: Flexible foil-insulated ducts were inspected for air leaks and secure fittings to maintain proper airflow and efficiency.
Step-by-Step Procedure
1. Outdoor Condenser Inspection
We began by clearing leaves and debris around the outdoor condenser. Obstructed airflow can reduce system efficiency and cause overheating. We checked the refrigerant lines and saw that insulation on the suction line was intact and flexible, which helps maintain the correct gas temperature.
2. Attic Furnace & Coil Service
Accessing the attic, we found a York gas furnace properly suspended with metal strapping for stability. We inspected the flexible gas line and the manual shutoff valve to ensure there were no leaks—a key safety step. The evaporator coil unit was mounted on the downstream side, and its case showed signs of dust buildup which was cleaned.
3. Gas Line Check
The yellow corrugated stainless steel tubing (CSST) gas line was checked for secure connections and leaks using an electronic gas sniffer. The ball valve was tested to ensure it operates freely in the event of emergency shutoff.
4. Duct System Check
We examined foil-wrapped ducts throughout the attic. Some ducts were marked for zones and sizing (“12 Return” noted), indicating this system may have zoning or special return pathways. All joints were sealed tightly and airflow was balanced to distribute air evenly throughout the home.
